GENERAL RULES FOR CAPE ROC CONDOMINIUM ASSOCIATION OWNERS, TENANTS, AND GUESTS

THE FOLLOWING RULES HAVE BEEN ESTABLISHED FOR THE PROTECTION, CONSIDERATION, AND SAFETY OF ALL PERSONS ON THE CAPE ROC PROPERTY.

• Only one vehicle per unit is allowed in the parking lot from Memorial Day to Labor Day.

• Overnight occupancy is limited by Fire Code to a maximum of 6 people per unit, including children and infants.

• No pets are allowed for renters and/or guests. Pets in common areas MUST be on a leash.

 • Nothing is allowed to be dried or stored on railings or patio furniture at any time.

·  Drying racks are not permitted to be used in common areas.

·  Smoking and/or vaping of any substances is prohibited throughout the Common Property

• Electronic devices must be played at moderate volume levels so noise does not disturb others. City of Cape May quiet hours are from 10:00 p.m. to 8:00 a.m. Loud talking, noise, or music playing is prohibited during this time.

Gas grills may be used from 8 A.M. until 10 P.M. Grill users must be 16 years or older,  must clean the grill after use and turn off when finished. No personal grills are permitted to be used anywhere on the property.

Bicycles must be stored and locked in bike racks located in parking lot (April–October) or in your unit with owner approval. (Cape Roc is not responsible for personal items including bicycles)

Walkways must be kept clear except for within the first 32” from the building, allowing for a 36” clear walkway.  Glassware is not permitted on any walkways. 

• Skateboards, bicycles, frisbees, balls, roller blades, roller-skates, and scooters are strictly prohibited from being used anywhere on the Cape Roc property.

Children under age 16 must be accompanied by an adult when using the elevator or pool.

• When returning from the beach, please use the hose at the Brooklyn Ave entrance to the grounds to remove sand, and turn off the hose after use.

Trash and recyclables should be placed in the containers located in the trash rooms on each floor. Recyclables must not be plastic bagged, and cardboard boxes broken down, while trash must be bagged in plastic garbage bags and tied. 

• Personal electrical cord usage is not permitted on common property

  *****These rules are for the benefit of all owners, renters, guests, and visitors – violators may be subject to fines and/or loss of privileges*****

  • RECYCLABLES:

    Recyclables are not to be bagged, only approved Cardboard, containers, cans, bottles and returnable beverages are permitted.  We have to comply with Cape May County laws and ordnances. Cape Roc is a Commercial account and must abide by commercial rules, not homeowner rules which our more lenient vary by local governments..

    • NO PLASTIC BAGS ARE ALLOWED WITH THE RECYCLING PRODUCTS

    • All recycling must be loose in the receptacles or the whole container will not be picked up.

    • Anyone disposing of cardboard boxes must break them down and place in the recycle cans.

    DO NOT RECYCLE (in curbside containers in Trash Rooms)

    • Food Contaminated Boxes  

    • Paint Cans

    • Styrofoam Packaging     

    • PVC Pipes

    • Polystyrene Egg Cartons              

    • Light Bulbs

    • Plastic Bags       

    • Any hazardous chemical or substance or medical waste

    • Window Glass Broken Glass     

    • Wax-coated Cardboard Boxes (Seafood Storage)

    • Beverage Cups  

    • Shredded Paper

  • TRASH:

    Only “allowable Trash” can be put in the trash rooms on each floor for the dumpster at Cape Roc”. Trash must be bagged in plastic garbage bags and tied, then taken to the trash containers located on each level.

    ALLOWABLE TRASH:

    The only acceptable trash are bags from the units that contain:

    • Household food waste,

    • Paper, napkins, etc.

    • Food packaging.

    • Scraps of food

    TRASH NOT ALLOWABLE:

    • FURNITURE,

    • CONSTRUCTION MATERIALS,

    • PLUMBING FIXTURES,

    • MATTRESSES,

    • ELECTRONICS,

    • PAINTS SOLVENTS OR OTHER LIQUIDS

    • MEDICAL WASTE

    • HAZARDOUS WASTE.

    • FIRE EXTINGUISHERS

    Fine’s start at $20.00 per incident or occurrence.  

  • WINTER HEAT SETTINGS: The heat must be set at a minimum of 50 degrees, in each unit, from December 1st to March 31st, every year.

  • POOL RULES: The pool rules are noted below the pool picture and are also posted in and around the pool area.

SELF ENFORCEMENT OF THE RULES BY OWNERS. VIOLATER’S WILL BE ASKED TO COMPLY.  IF THEY DO NOT, THE OWNER WILL BE NOTIFIED AND THEIR PRESENCE AT CAPE ROC WILL BE PROHIBITED IN THE FUTURE.  IF NECESSARY, THE MANAGEMENT WILL CALL THE POLICE.  OWNERS ARE EXPECTED TO OBEY AND ENFORCE THESE RULES.  OWNERS ARE RESPONSIBLE FOR THEIR RENTERS, GUESTS, AND VISITORS AND MAY BE SUBJECT TO FINES IF THEY DO NOT COMPLY WITH CONDO REGULATIONS.

This pool is not required by New Jersey State Law to have a lifeguard.

                                 

  • ·       Pool hours: 9:30 a.m. to 8:00 p.m., with an “ADULTS ONLY” swim from 9:30 a.m. to 10:30 a.m. ⮚ Swim at your own risk.

  • ·       NO swimming alone.

  • ·       People under the age of 16 must be accompanied by an adult (18 years or older). ⮚ Parents or Guardians are responsible for their children in the pool and pool area.

  • ·       NO smoking or vaping in the pool and pool area.

  • ·       NO glassware, alcoholic beverages, food, snacks, or candy in the pool or pool area.

  • ·       Wash off sand before going into the pool.

  • ·       Children who are not potty trained must wear a diaper that is specially designed for immersion in water. Any “accidents” in the pool or pool area must be cleaned up by the parent or guardian immediately.

  • ·       NO large boogie boards or floats allowed in the pool.

  • ·       NO chairs near the shower area.

  • ·       NO towels on railings.

  • ·       NO ball playing or rowdiness in the pool.

  • ·       Close pool gates when entering or leaving the pool area.

  • ·       Refrain from using the pool when sick or ill.

  • ·       Any open wounds must be fully covered with a waterproof bandage.

  • ·       Pool closed during adverse weather conditions. Immediately evacuate pool and pool area during thunder and lightning

  • ·       The baby pool is for children only and must be supervised by an adult.

  • VIOLATORS WILL BE RESTRICTED FROM THE POOL

 “WARNING – Pool is not staffed by any Lifeguard or pool attendant.  Users of the pool assume all risk of use.”

  POOL CAN BE CLOSED AT ANY TIME

On behalf of the CRCA Board of Directors please find the new smoking policy which was recently approved at the last Board Meeting. We ask everyone to please become familiar with this policy and ensure your tenants are familiar with this policy please.

Designated smoking areas are limited to the designated area on each patio against the railing located parallel to the Parking Lot. Between Memorial Day and Labor Day only smoking in the designated areas will not be permitted between 4:00 – 7:00 PM (dinner hour). Smoking is not permitted at any time on walkways, balconies, other areas of the patio(s) or the pool area

Jack Kirwin is the point of contact for our property, he is in charge of the maintenance department, coordinating work orders, maintenance staff and sending any notices to the owners.  Any work requested inside the unit will be billed to the owner or responsible party. If you need to request maintenance for the Cape Roc property or in your units, please email workorder@cabreracompanies.com and attach a photograph if possible.

The Cabrera office is closed on Sundays year round and major holidays for administrative work, maintenance support available with the team still out and about.
